Confirming the vesting and the legal description

A scanned copy of the most recently recorded current-owner deed transfer, retrieved from the public records office for the property searched.

Product C: Mortgage Assignment Chain

Seeing who currently holds the mortgage

A parcel searched for any open, unsatisfied mortgages, together with every assignment — each transfer of that mortgage between financial institutions — recorded against it.

Product D: Judgment and Lien Search

Tax liens, mechanics liens and other claims

A name or a property address searched for open, unsatisfied judgments and involuntary liens over a period you specify. Searching on a name requires a period — twenty years, for example.

Scope

What the price covers

The price is per property. A retrieval — A or B — averages one to three business days; a search — C or D — averages three to five. B and D are priced from their figure rather than at it, because the final price depends on the document, the county, and the period searched. Most properties have information in the electronic index; some do not, and where a specific property's records are not available electronically the only source is the municipal records office.

Everything reported is what has been recorded, for the property searched, in the county where the property sits. Recording and indexing practice varies county by county.

Before you pick a product

  • An APN helps: The Assessor's Parcel Number is not required, but it removes any ambiguity about which parcel to pull.
  • Only open mortgages are reported: C reports mortgages that are open and unsatisfied of record, with every recorded assignment of them — not ones already released.
  • Lien amounts are not guaranteed: The amount is listed in most cases, where it was provided by the lienholder or the recorder — not in every case.
  • Not a title search: If your matter needs an abstractor at the courthouse rather than the electronic record, say so when you call and we will point you at the right service.
